			Can you hold a property before I apply?No, we rent properties on a first-come, first-served basis. To secure a rental, you must submit a completed application along with the required fees. We recommend applying quickly if you’re interested in a specific home.
- 
			What do I need to pay before moving in?Move-in costs vary, but typically include the first month’s rent and a security deposit. In some cases, additional security deposit may also be required. These terms will be outlined during the application process.

			How old do I need to be to apply?Applicants must be at least 18 years old or of legal age in your state to enter into a lease agreement.
- 
			Is the security deposit refundable?Yes. The deposit is refundable as long as all lease terms are met, the property is returned in good condition beyond normal wear and tear, and there are no outstanding charges.
- 
			When is a cosigner needed?A cosigner may be required if your application does not meet income, credit, or rental history qualifications. Cosigners must be financially qualified and will need to sign a guarantor agreement.

			How do I apply for a rental?You can apply online or in person by submitting a completed application, application fee, and required documentation such as proof of income and a valid ID.
- 
			How do I pay rent?We offer multiple rent payment methods, including an online tenant portal, automatic bank transfers, and in some cases, checks or money orders. Payment instructions will be provided upon move-in.
- 
			Can I get a pet during my lease?Please refer to your lease and contact us before getting a pet. Some properties allow pets with additional deposits or monthly pet rent, while others may have restrictions or breed limitations.
 Note: We comply with all federal, state, and local laws regarding service animals and emotional support animals. We review and process requests in accordance with the Fair Housing Act and the Americans with Disabilities Act. (ADA)

			What if I want to move out but my roommate wants to stay?In this case, the remaining tenant may need to qualify on their own or find an approved replacement. All changes must be discussed with and approved by management.
- 
			How do I give notice if I plan to move out?Check your lease agreement for the required notice period—typically 30 to 60 days. Submit your notice to vacate in writing by the deadline stated in your lease.
- 
			Who pays for repairs and maintenance?We handle all routine maintenance and repairs. However, tenants are responsible for any damage caused by negligence or misuse. Maintenance requests should be submitted promptly through your tenant portal or designated contact method.
